| We (wife and I, but we were joined fulltime in France by our college-age daughter who is studying in Dijon, and by her two friends for a few days) just returned from a week-long stay at the Derni's condo in Cannes. Had the best time! Loved the condo (nicely equipped, great location, sunny balcony all day long, etc.). Really enjoyed the Cote D'Azur area. HATED to have to return home! Best of all, Roxanne goes out of her way to make it perfect for guests all the way around. We are already thinking about our next visit. |

WOW! I went in to edit our advertisement to add in the new laptop and igh speed internet and I noticed that our Guest Book receives a lot of views. Since so many people are interested in the Guest Book I will send out e-mails to some more of our previous guests and ask them to make an entry in our Guest Book. I have not done that in quite a while. Hopefully we should have some more entries soon. They should all be positive because we always get such nice e-mails back form our guests saying how much they loved staying at the condo. ;-)

| Our choice of Cannes was a bit of a last minute decision. We had never visited the South of France. My husband and I and our three children, two teenage girls and our little boy of 5 drove down which was a bit of a long haul, but manageable. To arrive at the Condo was a complete relief and nothing was not as described. It was a real home from home feeling, very clean, very well organised and in a superb location. The girls loved the beach and our little boy loved the play area and rides which were a pleasant five minute stroll and open in the evening. The walks along the front were momentus. We took a lot of our own food, however, the food to buy self catering was not expensive, with a vast array of fresh fruit and vegetables, butchers and bakery all within a five minute stroll. However, to eat out as a family of five could have proved a little expensive and as we visited during the first two weeks of August 2002 the restaurants on the front were busy. It was a fabulous holiday and we would definitely go back to Cannes and we would pick no other place to stay than Roxanne's Condo. |

| We rented Derni's in Cannes and have nothing but great memories. We had a handful of high schoolers (4) and we very much enjoyed the safety and comfort of the location. The kids spent their time at the beach and we toured Provence and the coast - great trip. We were 100% satisfied with Dern's condo. |

| My wife, my 5-year-old daughter and I made plans to travel to Europe in 2001. Although I have family there we decided to stay at the Derni's condo and what a great decision this turned out to be, we had a fantastic time. We all had our own space and all the freedom to come and go as we pleased. In addition sometimes it was easier to make our own breakfast or lunches rather than going out. The location of the condo is unsurpassed access to Monte Carlo, Nice and San Remo, Italy are less than an hour away. I highly recommend this accommodation and the Derni's are great to work with. |

We stayed in the condo in late Sept/early Oct. 2001. Seeing the website pictures of it makes me wish we were back there again! The location is excellent with many local shops nearby, and my husband could even get his International Herald Tribune in English. I especially enjoyed going to the bakery with the other locals for my croissants and bread every day. You could easily make a good meal there by going to the local markets without having to actually do any serious cooking.
The Croisette was a nice flat walk so it was easy to walk along it every day, and a beautiful walk. Although we had a rental car because we were doing some other travelling in France, a car is not necessary in Cannes. In fact most days ours stayed parked as walking was easier and more pleasant. If you are just too tired, the bus stop is very close and buses seem to run quite frequently, even throughout the evening. My favorite part of the condo was probably the large wrap-around balcony - our very favorite spot to relax after a busy day! I can't imagine anyone who wouldn't enjoy a stay there, the longer the better! |

| I stayed in September of 2000, and it was the most wonderful vacation I ever had. I had never been to France before, and Rox was extremely helpful with planning the rest of my trip. The condo was beautiful and convenient. It was only a few blocks to the beach. The harbor was just down the street with a beautiful view. The condo itself was great with all the amenities of home. I spent many days relaxing in the sun on the wrap-around deck. Overall, I can't wait until I have the time to go back again. |

| The week my wife and I spent at Roxannes' condo,was quite a treat. It was clean and nicely equipped. Everything we needed for our stay was included in her condo. The price was reasonable and the location was excellent. In fact we got to know the area quite well, so we were able to take a bus to the train station to visit Monacco. Well worth the money, and should we decide to return, Roxannes's place will be first on our list!!!!!! |

| We spent six wonderful weeks in Roxanne's apartment. It is exremely well located, and we walked every day around Cannes. The owner is very helpful and ethical. Everything was as described and promised. We also had a car, and visited the Esterel for hiking, Mougins for cooking lessons, and Nice and Monaco for concerts. The apartment is extremely well-equipped and comfortable, and quite reasonably priced. |

Overall my stay at this property was a positive one. The business dealings were all above board. I sent a check, Rox sent the keys. Property is well maintained and in a good location. A couple of blocks to the Croisette, it's about a 15 minute walk to downtown Cannes (Palais des Festivals), but you can take the bus for about $1.50.
If you're going to Cannes and would prefer to stretch out and not in need of the Hotel amenities, this is a good vacation rental choice. |

Note- The 15 minute walk is to the complete opposite end of town where the Convention Center is, not a 15 minute walk to the Croisette, the Croisette is at the end of the block. Thank you Steve for taking the time to enter a comment, you were a Great Guest in all respects.

We stayed a week in the apartment and had a great time. The apartment is new, and very well equipped, but the best thing for us was the location. We were there with our baby boy Erik, and every day we went for long walks around Cannes. The location is perfect, and the owners of the condo are extremely helpful and nice to deal with. Thank You

| I stayed at the condo in May 2001, and though i was only there for a week, it was an EXCELLENT experience. My comment might be a bit biased though because I love France and I am currently studying the entire 2002-2003 school year here at the university in Aix-en-Provence in southern France. At the condo, there's plenty of room for 6 people, a great terrace that wraps around the entire apartment, better than a hotel because it gives you a homey feeling and more space and it's not far from anywhere you want to go. Transportation is easy, I was able to take the train to Monaco and Italy for very little and it didn't take too long. I have 5 friends and my sister coming to visit me the end of December and since I had such an enjoyable experience staying at the condo the first time, I rented it again for their visit. The location is great: i highly recommend visiting Marseille and Aix-en-Provence if you're renting it and looking for stuff to do. | My week stay in this condo was excellent especially for my trade fair. The property is well appointed, safe and has great bus transportation to the city. The owner is very,very helpful. I would stay there again. Very reasonable. |

We stayed in Rox's Cannes apartment in August 2001. The apartment is a great location close to the centre and has a good sized main room with lots of balcony. The location is great for exploring the local coast and only a short drive from Nice airport. We will go again sometime!

| Wow...life on the French Riveria. Our two weeks went fast. Nico & Roxannes condo was the perfect getaway for us. The condo is in a great location just minutes from the beach and Boulevard de Croisette. Lots of excellent restaurants in walking distance. However, we enjoyed eating on the patio after cooking the food we purchased at the local market. The condo is fully equiped with everything you need; it felt like home. We enjoyed our stay and can't wait until we are able to return. Lots to do...not enough time to experience it all! |
